Town Branch Apartments is a nine-acre, 360-unit, multifamily housing model in Bentonville, Arkansas, with simple building forms arranged to create a rich and varied set of living and working experiences similar to the arrangement of small buildings on an Ozark farmstead. Multiple scales of buildings coexist together, melding the new development into the surrounding neighborhood fabric. Bike and pedestrian routes are intertwined throughout the site, providing connectivity to open space, amenities, and the surrounding neighborhood. Parking is under a concrete podium with a roof that doubles as a flexible landscape for outdoor events and activities.
The interior design scope included space planning, designing each amenity space, which includes a community kitchen, game room, fitness space, communal lounge spaces, a coffee house, and a maker space. The interior design scope also included selecting furniture, finishes, and equipment, and staging of residential units, two model units, and the leasing office. FF+E for four roof decks, three large lobby spaces with bike storage and package lockers, and two large podium park spaces at the center of the property were all designed by the interior design team as well.
DIGSAU’s winning entry in the Housing Northwest Arkansas International Design Competition in 2018, and their subsequent design collaboration with modus studio and OLIN, have led to the realization of this project.
